Project Description
The project entails stripping back the 1960s concrete framed Walnuts House back to its structure, adding an extra storey, re- cladding it and fitting out the interior to the specific standard detailed by the end user – Premier Inn.
The scheme will provide retail units on the ground floor and a 63-bedroom hotel split across three storeys on the upper floors.
The project is particularly challenging not least because of the high standard required by the Premier Inn, but also because there is little spare space that the contractor could use.
Early engagement with the Premier Inn was necessary to ensure that their happiness was guaranteed.
The development is to achieve the minimum of a BREEAM rating of ‘Very Good’.
It is hoped that the development will act as a catalyst for further investment and improvements within the town centre.
Our Role / Scope
The project is being funded through a joint venture between Miller Developments and Kout Capital. Although some initial options appraisals were managed by another consultant, we were responsible for completing the feasibility stage, managing the subsequent design development and overseeing the procurement phase. The contract is to be let under the JCT Design & Build contract.
Key to our role was assisting our Client in ensuring that they had everything in place necessary to obtain funding. Once in place, we were required to expedite early stages so that work could begin onsite as quickly as possible and ensure that all works were complete prior to the tenant’s long stop date.
We have worked hard to overcome the many challenges faced and worked closely with the Client and Consultants to deliver a high quality scheme in the shortest possible programme.
