Project Description
The Willow Tea Rooms is of international significance as the only tea room where Charles Rennie Mackintosh (CRM) was able to exercise total control over both the architectural and decorative elements.
The project involved the conservation and restoration of the Willow Tea Rooms alongside the creation of a world-class interpretive exhibition and visitor attraction with dedicated learning facilities in the adjacent building.
The works were split into a number of phases, commencing with the external fabric repairs to restore the exterior of the building to its former glory.
Phase 1 works were complete in August 2017.
The second phase of the works involved the recreation of the CRM interior, the formation of the exhibition and visitor centre and the installation of a full commercial kitchen in the basement. Phase 2 also included works to faithfully recreate the various items of CRM loose furniture – an activity that was undertaken in conjunction with the Glasgow School of Art and apprentices employed specifically for this task. The second phase works were completed in September 2018 where HRH Prince Charles officially opened the building.
Phase 3 involved the extension to the rear of 215 which includes a new AV theatre and rooftop terrace for guests to enjoy and this completed in March 2019.
This project represented the opportunity to work on an iconic Glasgow project that will create a lasting and fitting tribute to Charles Rennie Mackintosh.
Our Role / Scope
Our role in the project was to provide Strategic Project Management and Quantity Surveying services during the feasibility phase through to the completion of the project. This has included developing the initial feasibility costs for the project, assisting the Willow Tea Rooms Trust in grant applications to various funding bodies, leading / managing the design team throughout all stages of project. Our role required the preparation of tender documents along with managing costs and drawdowns against various funds during the construction phases.
