Project Description

Briggait Clydeside Halls is a Grade A listed historic building in the Merchant City District and was formerly the City’s Fish market.

This alteration, refurbishment and conservation project was due to be carried out over two phases. The first phase focused on the conservation and refurbishment of the external envelope including stone repairs, structural repairs and alterations, roof repairs and refurbishment as well as internal alterations to upgrade the existing space. Due to funding constraints, additional works were incorporated within this first phase to include new and upgraded mechanical and electrical systems to the building including air source heat pumps, underfloor heating etc. together with a useable outdoor courtyard space.

The plans for Phase 2 will be to provide further internal alterations and upgrades to the existing layout and introduce a new link extension.

Phase 1 started on site in July 2023 and completed in November 2024. Dates for Phase 2 proposals are awaited from the client and are subject to funding awards.

Our Role / Scope

Doig+Smith were appointed to provide full Quantity Surveying services from inception through to completion.

We undertook a focused cost planning stage along with the input of the design team to develop a project budget to inform the final design process in keeping with the Clients requirements.

We also undertook the preparation of a full Bill of Quantities process which included continual collaboration with the design team and the wider project team to meet the project timelines.

An analysis was undertaken on the offers received and a recommendation put forward to the Client for a final appointment decision.

As works progressed on site we provided Post Contract Cost Management services to ensure a robust control of the contract sum against potential post contract variations to continue to meet Client expectations despite the challenges a historic project such as this involves.

  • Experience in working with Historic Buildings: By working closely with the team and reviewing the design in conjunction with the cost requirements, we were able to closely monitor the value of the project from the early design stages up to agreement of the Final Account.  Our experience on similar projects ensures that the Client is aware of any costs associated with decisions they may need to make before they need to make them and are kept updated on a regular basis.
  • Establish Early Robust Budget: With any refurbishment project, but particularly refurbishment and conservation works to an historic building, establishing an early robust budget can be challenging. However, by way of early planning and design, and adequate and fulsome survey work, the scope of works can be properly defined, budgets set with confidence, and complete tender documentation prepared to ensure firm Contractors’ offers.
