Project Description
This listed 19th century building underwent extensive refurbishment works to transform the current building into a landmark entertainment venue for the west of Scotland. The town hall now offers state-of-the-art technical facilities, high speed internet connection, screening room, main hall with seating over three floors for 700 people as well as unique other unique spaces such as a dance studio, bar, function suite for weddings etc.
The advance works stage of the project included extensive survey and strip out works.
The main works included:
- Structural repairs and alterations to suit the revised configuration.
- Conservation and repair of existing stonework
- Drainage repairs and reconfiguration
- Construction of a feature external bar terrace extension.
- Full mechanical, electrical and plumbing services.
- Specialist lighting, audio/visual requirements and the like to the stage, the main hall and the various multi-function rooms.
- Sympathetic internal alterations and fit-out to form Network Bar, Function Suite, Loggia with balcony, Dance Studio, Screen Room to view films together with associated ancillary areas including kitchens, toilets, changing rooms, circulation and storage.
The main works focused on the conservation of the listed building, retaining as much heritage detailing as possible while upgrading the building functionality.
Special attention was paid to the reinstatement of historical detailing such as orate plaster and timber decoration.
Our Role / Scope
Our role in the project was to provide Quantity Surveying and Principal Designer services from inception through to completion. Our early involvement included providing cost estimates at various stages of the project development and liaising with the Client and design team to ensure the Clients brief was defined and achievable. As the project stages progressed, we provided support and services in line with each stage. Full bills of quantities were provided, and review of tender returns were undertaken. This all- encompassing role ensured that all issues such as developing the project brief, cost management, value engineering and risk management can be fulfilled to the Client’s needs.
Our role post contract was critical in ensuring that the Client achieved the successful project outcome they required. Regular meetings were held to discuss progress, cost management, variations etc. These meetings allowed consistent communication between all team members and ensured that everyone involved was working towards the same objective.

Benefits To Client
- As we were employed to cover all stages of the works, we were able closely monitor the value of the project from the initial cost, through tendering and then through valuations and cost reports whilst the works were progressing on site. This ensured that the client was always aware of the estimated final value and could be advised of the financial implications of any decisions they needed to make.
- Due to the complexity of the project, meetings were held regularly which we always had appropriate attendance at.
- Meetings were generally held within the Town Hall therefore any issues that arose, the team were able to go straight to the source to work out a solution.
