Project Description

Doig+Smith were the Cost Consultants and Project Managers appointed to deliver the iconic Regional Sports Facility at Ravenscraig. The facility includes a full size indoor football pitch, 9 court sports hall, 135m indoor athletics track, strength and conditioning suite, dance studios, classrooms for Motherwell College, changing facilities, café, offices, full size outdoor football pitch and six 5-a-side pitches. This unique, steel framed, complex building was constructed on a brownfield site with a 75m clear span to facilitate the Client’s requirements.

Benefits To Client

  • Value Engineering: Following the approval of the Stage C report we were challenged by our Client to deliver £4m of savings to meet a budget reduction whilst still delivering the stakeholder’s key requirements. Doig+Smith led the value engineering through a series of workshops and delivered the target £4m of savings with no loss of function within the building and no significant reduction in quality.
  • Supplier Engagement: Doig+Smith advised and managed a two stage tender process on this project to allow the team to benefit from early contractor involvement. By engaging with the Contractor earlier in the process they worked with the team to influence the design resulting in significant savings to the complex steelwork design. This approach also helped to achieve programme certainty through early supplier engagement.
  • Stakeholder Engagement: This complex project required engagement with multiple stakeholder groups including funders, SFA and UK Athletics. Through active engagement and value management Doig+Smith delivered our Client’s brief of an iconic sports facility on budget and on time whilst meeting all stakeholder needs and requirements.
  • Ground Conditions: Several challenging conditions existed within the existing ground. These challenges included low bearing capacity, close proximity to mine works, contamination and varying site levels. Doig+Smith undertook cost analyses on different remediation and foundation options to establish the most economic solutions. Through working with the Engineer we overcame the problem of varying ground levels by changing the formation level of the building. By changing the formation level and utilising the pile mat as part of the structural fill we made a significant cost saving on the project.
