Project Description

The project involves the re-development and conversion of an existing hotel building on The Scores in St. Andrews into six luxury apartments for private sale. This development includes the retention of the existing façade of the original building on The Scores / Murray Park with the demolition of all other structures, followed by the construction of the new apartments over 4 storeys within the footprint of the previous building. The project is divided into two separate contracts, with the demolition phase already completed and the new build and refurbishment phase scheduled to commence at the beginning of August 2024.

Our Role / Scope

Doig+Smith have been appointed to provide Project Management, Contract Administration and Employers Agent services on the project.

D+S played a crucial role in the early stages of the redevelopment, managing the development of the design in close collaboration with a multi-disciplinary design team.

We assisted in negotiating project costs through a comprehensive value engineering exercise to ensure financial efficiency. Our team maintains regular on-site presence to monitor the progress of the works, provide input into quality monitoring, manage the change control process, and report to the Client.

We are committed to continuing these activities through to the project’s completion and final handover in summer 2025.

Challenges

The key challenges on the project so far have been:

  • Between the demolition and newbuild/refurbishment phases, archaeological investigation works were conducted as a condition of the planning permission, identifying what was thought to be an internal division within a historic burgage plot. This delayed the start of the new build / refurbishment phase of the works.
  • Given the building’s tight corner plot and the project duration of circa 15 months, we are acutely aware of the potential impact on pedestrian and vehicular traffic, as well as the occupants of neighbouring buildings. Consequently, working hours, deliveries, and other construction-related nuisances will be meticulously managed throughout the project’s duration to minimise disruption.

Successes

The key successes on the project so far are:

  • The majority of the design team has previously collaborated with the Client, ensuring a clear understanding of their requirements and expectations.
  • Our role at D+S has been integral to this success, managing the design development in collaboration with the multi-disciplinary team, negotiating project costs through a value engineering exercise, and maintaining a regular on-site presence. This presence will continue to be crucial for monitoring progress, providing quality control input, managing the change control process, and keeping the client informed.
  • Our continued involvement through to the final handover in summer 2025 ensures that the project will meet all set standards and Client expectations.
